Starting my second year in a home managed by Athens Real Estate Group. So far me and my roommates have had a great experience. We love our house and the staff has always been super friendly and helpful. No complaints!
Never rent from this place. At my move out inspection I was told that everything was good, then all of a sudden there were numerous additional charges being deducted from my security deposit. Things were listed as broken that were NOT broken during my move out inspection. When I called to ask, they kept saying that the move out inspection was only an estimate, and that even though these things were NOT broken during the move out inspection, I still needed to pay for them. It seems to me something must have happened after my last day in the house because everything was functional before I left. I am very frustrated and feel like I have been robbed by this company, and they did not seem to care. If you have the option to rent from ANYONE else, do yourself a favor and take it.
Renting my first home in college, I have had the worst possible experience with Athens Real Estate Group. They do everything they can to get and extra dollar out of their tenants and put in minimal effort to manage their properties. I would rate negative 5 starts if it were possible. Every time there was an issue with our house, we had jump through hoops to get service. For example, one time out water heater was leaking and spilled all over our pantry floor. When we called the office, they told us to "make sure it is not just a spilled drink or something and call us back." While moving out, we were charged fees for everything under the sun. For example, the bricks on the columns on our front porch were falling off throughout the year because the construction was horrible. We were charged for this at the end of the year, even after calling to report this throughout the year and telling the inspector that had nothing to do with us. I would only rent/buy from Athens Real Estate Group as a very last resort. Very poorly run company. I feel bad for people who have to rent from Athens Real Estate Group.
My roommates and I rented a 4 bedroom house from them for a year between 2016-2017 school year. On a positive note to start Athens real estate did provide free donuts at move in to us, but the issues arose quickly after that. We shared a driveway and parking lot in the back with three other homes that were all owned by ARG. There was hardly enough parking for 14-15 cars yet 20 people lived in the 4 homes combined. Every day it was a nightmare trying to find parking, and there was no way you could have any guests come over to park. We couldn't park on the street either or you would get a ticket. Everyone was crammed so tight behind the houses, that there were multiple instances where our cars were hit. At the end of the year in April our sump pump that grinds and pumps all of our grey water and sewage out to the main sewage line on the road went down. This caused our tank to become full and start to overflow actual sewage water into our first floor kitchen from the downstairs toilet. This overflowed dozens of times over next few months, and they came multiple times to fix it over May and June. Every time they left they claimed it was fixed, yet a few days later it would do the same thing. It got so bad that we could not shower or flush the toilet without it overflowing. Luckily, my roommates and I were not taking summer classes so we all moved out two months early because the home was unlivable. We told them multiple times to replace the sump pump but they kept claiming that they had solved the problem. Our rent did not end until the end of July. They were also unaccomodating and would not refund us for the 2-3 months that the house was unlivable and none of us stayed there. They eventually did replace the sump pump at the end of July before the new renters came in.They will also hit you with every cleaning charge that they can to make an extra couple bucks when you move out. In conclusion, do not rent from this company. If you do GOOD LUCK to you.
I would honestly give them zero stars if possible. My entire experience with them after the initial tour was nothing but negative. It's clear that there is a total lack of any communication whatsoever between staff (one will tell you one thing and someone else will tell you something completely opposite) and the staff (with the exception of one very friendly and helpful guy who also happened to do our initial tour - go figure) are rude, careless and unhelpful. There is one girl in particular who was blatantly rude in an uncalled for manner to me on several occasions. Multiple maintenance requests I submitted, about problems that were there when we moved in and should've already been fixed, went completely ignored for 4 months even though I called again multiple times after the initial request to ask about them. I submitted a maintenance request for the air conditioner when it stopped working in the heat and got a random text message in reply saying I should "try turning it off for six hours" to see if that worked. I ended up paying someone out of my own pocket to come fix it because Georgia heat is no joke and wasn't going to sit there and roast for days (or months) before they decided to fix it. There are "hidden" move-out fees in the leases such as "re-keying" fees etc for hundreds of dollars that they don't tell you about when you tour or sign but is in the print of the lengthy lease (you best believe I read every syllable of the one with my new company). I wouldn't wish this rental company on ANYONE!!!! If they were the last rental company in Athens, I would move out of Athens or buy a house. This is by far the least professional and worst company I've ever dealt with for anything in my life.
